Good and Bad

Good:

1. All are 2 BHK ranging from 930 to 1050 sq ft. Optimized use of space for 931 sq ft.
2. Loading is 30%
3. Construction progress is fast
4. Good quality cement being used - Grade 53 B K Birla.
5. All units connected and hence no possibility of damage in case of earthquake
6. Good open space for all flats
7. All papers are clean. NA, 7/12 and search report available. Land title clear. SBI disbursements have happened so shouldnt be an issue later on.
8. Convenient location
9. Convenient store may be a plus if not misused.
10. Mostly likely on time delivery (by March 2013). Agreement says August 2013.

Bad

1. Build Up area includes terrace. Some flats have multiple large size terrace
2. Behaviour of Sales Manager - Dilip Chandwani is extremely bad. Cannot avoid him during the sales process.
3. No ATF with SBI. All loans from SBI will take time.
4. Pathway is not concrete and blocks are being used
5. Apartment Formation and no CoOperative Society and builder will have rights on land use / entrance use
6. Shops on the same plot and can be misused and may lead to no clarity on common utilities
7. Construction in a hurry. Although strong some beams are not straight. Life will be reduced to 15 years.
8. Not sure about the interiors as sample flat not shown
9. Use of common entrance through Rose Valley.
10. The plot behind and in front are not owned by G K and hence is bad. The front plot in all likely hood will be a mall. The plot behind will be a multistoreyed flat building with entrance from D P road coming from Defense Area / entrance through rose valley via Peace Valley. Again an unknown.
